Is it legal in Canada, how should I approach accountant for the process. what are the things that I need to look into in this process. excuse me, if my questions are very open ended. 

We are in the process of finding  a HM lender to finance  a lot and spec build.We have a lot that we want to purchase and already have the plans and have built this house numerous times already.One lender is asking to have a permit issued before they move forward.

You could even look at making the 2nd unit into a STR, before permits come in, since STRs are legal here in Vista.We're in Vista close to downtown and love the area (besides the noise from the train).

You could legally discriminate against her for being single, but why would you?

Based on my experience, the better I plan it out, the less issues I faced in the field.

Failure to have funds for maintenance results in maintenance not being done and that leads to problems like structural issues.

After forwarding MartelTurnkey the report, they addressed the issues right away within a ~2 week period.

Issue is that if I refi at 175k value I will be way into the negative cashflow, like a couple hundred dollars per month negative.

I can't speak for any other Lenders, but my outfit would not have any issues with this. 

IB has the water/sewer issue but it keeps getting more press/exposure.
