I believe in MO there is 1 yr redemption period but there are 4 yrs that an interested party can challenge the legal process, meaning that they can not challenge the title itself but they can challenge the County for the foreclosing procedure (example, missing a proper notice etc.)

@Drew Y. it can be something as simple as a promissory note written on the back of a napkin (not that you'd ever want to do that but it is legally binding).

Sure, depending on your local laws and your lease, you might be legally able to show it while he is gone (in Ohio we need to provide 24 hour notice), but personally, I would rather be flexible than deal with an angry tenant before move-out.
