Plan is to increase the rent 50 per door as new tenants come in.( with improvements of course )

I'm just looking to here from the kinds of people I serve to gleen how I can improve.

But I needed to jump in, and I want to make improvements to the property to increase my monthly rent.

They usually have better prices than the home improvement stores. 

If they reimbursed rent from when you started the application that would be a huge improvement or if they could approve existing landlords that have proven themselves and catch up the paperwork and inspections after the tenant has signed the lease.I have 2 existing section 8 properties and I like the program.

But, if in redemption period, and if redeemed, the previous owner Does have to pay you for certain improvements like preservation, but not necessarily rehab. 

There's some cranks who say a flat property tax , just on area not improvements, would be the best thing to insure the most productive use of land.

If we do 'cash out refi' any of the houses, one of us will quitclaim to the other to not burden both of our credit profiles.
