The buyers buying at peaks with stagnant rent growth looming, increasing property taxes, and rising utility costs with multifamily buildings have a bunch of future gotcha's that can severely impact upside at the current point in the cycle.Check on building something new.

That area is going through very good growth because of its great location and affordability.

You could also analyze for equity growth, IRR, CoC, or any other particular metric that is the most important to you.There likely is a right and wrong answer for your particular situation - you just have to do the particular math to find out what that right answer is.

Little wonder there is a profound growth in professional tenant cases among hobby landlords.
