@Michael Perry these can often be very good opportunities for owner occupants.

They had the new company (new property maintenance group in our area I understand) come out and pump it, but with all the melting snow etc it just refilled up (because the form takes 3 days for approval and you can have the electric on. 

I'm not talking about saving for savings sake, but actively considering how a dollar can reproduce itself so that you can not only have whatever it is you want to buy, but also put more of the reproductions to work making more dollars and still have the original dollar.

If you're able to have the tenant re-up for a longer term, then you can Refi for that term.

You can make money in any of these areas.

You are just effectively paying you Canadian tax rates.
