Does anyone have any experience relying on home warranties to help cover appliances, etc?

It won't load, and I can't call anyone to get help either.

I know it is silly to assume risk for small additional costs or administrative burdens but I'm thinking the liability coverage will help offset that risk.  

That severely limited the number of lenders I could go to, so I ended up finding a loan product (that costs a premium, albeit) thru Velocity Capital Mortgage that allows fully-amortizing or IO payments (for first 10 years) which will help me build cash flow and accrue title seasoning while I find the right time to pull the trigger on a fully-amortizing DSCR product Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

The projects that are going up are built with less than qualified help, cheap materials and rushed to the point of poor craftsmanship all around.

I know there are lots of Memphis and CC investors here and appreciate any help.

You can pull that money out, rent out the entire property, then go to the next.

A go between is often helpful.
