I've received several counter offers lately with this request, and then it's on me (as the buyer's agent) to explain to the buyer the risk involved and to verify that they are capable of closing in that scenario.

the issue is these types of scheme's that guru's talk about many time lure the investor with very limited capital into these transactions. the seller being unsophisticated has no clue how bad they can be if the person buying from them is either not capable of performing or as @jamewise is alluding to is just a flat out crook..
