I have the problem of being a soon to be graduate (in May (2018)), with a B.S. in Civil Engineering w/ a job already signed up.

Foreclosure is a very stressful process that someone is going through.I think Sheriff's Sale's should be left to the more experienced investor. 

The best thing you can do is try to find a deal and bring it to a more experienced wholesaler in the area that can walk you through the process. 

The utility companies are HUGE, and they can take months to do their work (engineering, site inspections, plan reviews, etc.)

Other more experienced investors will chime in, but my thoughts are... the next time it doesn't close, don't allow an extension, get your EMD back and find another deal.

It should also be a bare minimum of $10k and likely more.Another mistake even the most experienced investors make (ask me how I know, lol) is trying to price the property in a sellers market at the very peak.

I'm just starting out in the commercial real estate investing game and I'm seeking an investor that is experienced in this area to share your thoughts on a couple ways I could finance the property.
