That is excellent - your story sounds like one they should do on the BP - I would personally get a lot out of it, and I think a lot of California investors would too, who are looking at selling some appreciated property in California, and successfully branch out to better cash flowing areas. 

I was in an excellent area, but 3 blocks south of me was a night and day difference.

Hi @Angelo Pana, MSG me if you are still looking, I know an excellent lender who is the lender that lenders go to when they cannot get the deal done.

(but don't quote me on any of these numbers; verify them yourself).A lot of folks have built excellent portfolios with locked-in low interest debt simply by moving to a new primary residence once every year or two, and repeating that process until hitting the limit on primary residence mortgages.Congrats on your strong equity position!
