I want to do this with confidence and eliminate un-necessary trips that could become very costly and time consuming.

Finding heirs and working with them in order to gain title to real property is costly and time consuming.

We have covered the yard lines and are working on the finish out, but that is the time consuming detail oriented process.

I doubt it, but it would probably fall under some other consumer finance laws your state has.
