Keep listening to the podcasts.I am actually curious if you could go into more details on the company taking over the loan payments... i ask because i myself have a rental in my own name, once was primary residence, rented out for a period of time and now that im becoming educated on investing in real estate i want to place in an LLC... still learning all the ropes here.. 

I have been educating myself the last few months about real estate investing (here, books and podcasts).

I am giving myself at least 3 months to catch up on all the reading and education and then go from there.  

I told him that I was a new investor and he took the time to answer all of my questions and educate me about my target markets.  

Im consulting with a lender today to get more info.

Today I am enjoying the cash flow that Atlanta generates and also the appreciation.The moral of the story is if you can find a market which is rising, ensure you buy in good locations, which is what I am targeting.
