Usually tenants like that will not properly care for the unit, so I would make sure you will be able to cover the cost of turning over the property. 

Obama’s care made it worse but trump taxes I think may be making it a little better. 

Go at different times of the day/week and make sure there are no rowdy neighbors or dogs that could affect you retaining/getting tenants.

Bandit signs can be done cheaply.. just be careful and mindful of your city's laws on where to put them up.

Just be careful trying to pull those off, I've had whole plaster walls disintegrate when I've done that!

But you want to be careful to do this correctly, particularly if you're forming an LLC (venture-specific or otherwise).

A good one will take care of filling units with low maintenance tenants cause they want to spend as little time and effort getting paid as possible.

When half of the people get the idea that they do not have to work because the other half is going to take care of them and when the other half gets the idea that it does no good to work because somebody else is going to get what they work for that my dear friend is the beginning of the end of any nation.
