I had a cabin burn to the ground a few years ago near downtown Gatlinburg, and spent a small fortune building a timber frame log cabin out of thick yellow pine logs.

She connected me with so many people (home inspector, insurance agent, lender etc), but allowed me to handle communication with them directly so that I was aways in the loop with what was going on.

Like painting the old kitchen cabinets vs replacing them, or providing them with a small refrigerator instead of a decent standard size one.

Or just buy a TBill on Treasury Direct and call it a day.

Yes, while I may not receive many referrals directly from NARPM members (though I have gotten some over the years through the relationships I’ve built), I do get contacted by investor owners through the NARPM website quite frequently.

Third , I have heard you are supposed to have a "licensed mobile home installer" attach the home to the ground, but I have called some of them in the big cities and these people won't  come to a small town 75 miles from Indianapolis.

If you want to flip, find someone where you can be a small JV partner to learn from them.
