Usually with enough of a minimum you can waive a lot of their fees, get free bank checks etc.. and almost all banks now have some sort of internet presence for online transfers, bill pay etc... 

You can spend a lot of time creating a presence on social media just to get a very small return on the investment.

The days of even 90% financing are rare - I would expect to see “real” lenders who won’t scam you wanted 30% down and expect double digit rates.

Utilizing the digital age gives investors a great advantage as well. 

Double digit net caps are to be had for cash buyers.
