As a former Angelino  (still have lots of family there) I totally understand the difficulty in seeing cash flow investment properties.  

You are starting from a strong position and the students are going to have considerable difficulty convincing the judge they were "quietly enjoying the superbowl" with 40-60 friends...testifying to that number under oath, too.Practically speaking, they will have to prove to the judge they didn't do it.
