The law will see everyone living there as a tenant with equal rights, whether you name them in your lease or not, even if you call them an occupant.We also have a procedure in place for adding or removing tenants from the lease, as changes in household make up do happen.

I'm not familiar with your state's nonjudicial foreclosure procedures, but that "opening bid" may not be the total owed, or even what would be accepted to let the property sell to a third party at the auction.In most places you can find this information online from your county web sites, or at least in person looking at the files.
