I had a mixed use 4-unit under contract here -- ink was still fresh the week that COVID really blew up the stock market and banks -- and overnight the 3 lenders I was talking to about the deal changed their tunes.

Hand deliver one copy to your neighbor and mail a certified copy as well. 

We are still showing properties, collecting rents, performing maintenance, dealing with emergencies, the list goes on....Please know that we do love what we do, but it really bothers me for someone to ask me to take a pay cut, but still want me to deliver the same level of service, hire good people, be up to day on all of the latest statutes, changes etc...

Hate to add to the misery but if he ordered materials and had them delivered the supplier can also go after you. 

A current client of mine EVEN had to pay a nursery/supply yard for sod that his landscaper bought on account, that was delivered to the property, after the landscaper never paid the nursery/supply yard.
