It is not *bonkers* to expect someone to stay in the place for 5+ years since that is the norm under REI, largely because they have top notch management that keeps tenants happy.You need to take a deep breath before writing in a public forum with such vitriol.

One thing about having rental properties - if you can't become accurate on what jobs cost, and what they should cost, you better have some really deep pockets or a whole lot of cushion.

If it just needs a deep cleaning, there is no reason you could not turn it around in a couple of days.  

Deep cleaning and fresh air circulation will help with the residual odors, but it just takes time. 

@Christine Koneval I would get the CC&R's or HOA documents and read through them before diving too deep to see if it is even possible a lot of these communities have restrictions renting.
