Any debt on the property is paid off as part of the sale.

This likely means living in Louisville proper, depending on the job's location.

Get the judgment and frequently the court personnel will instruct you on how you can collect.

Title co reports to IRS, and you probably going to hit a snag when all your basis is $0 on every deal and every deal you do has big profits. 

Shopping insurance helped a bunch, I was able to cut out ~$500 on that alone.
