The tree company dropped a large piece on the front porch doing quite a bit of damage.  

Racoons living in the upstairs, huge water damage across multiple roof lines/walls, everything peeling).

It's block by block over there, some are okay, particularly right by the police station or as you move toward the north, but some blocks are pretty shady, I wouldn't go south of 106th.

I have the $ but that forclosure is one of my many road blocks.

Traditional Mortgage won't work on this house, unfortunately, as it needs a new roof and there had been some water damage in one room in the house, necessitating removal of drywall (it was caught quickly and there is no mold or mildew.

He paid off the house, bought others, sold them all because they were within blocks of a high end town city redevelopment.

They have knowledge of rents, demand, turnover, specific blocks that perform better than others.

A lot of blocks have rowhomes, but the end units are duplexes

On just 3 blocks :)  when life gives you lemons, right?

The other option that we've had success with is to offer "cash for keys" to get them to leave sooner and without doing damage.
