You'd have responsibility of it.But if you wanted to play hardball I guess you could claim it's outside the scope, but I think if it went to court you'd lose based on inspection and other work items..You could always try to ask what kind of resolution the tenant is seeking and then maybe come to a compromise.

Originally we thought they were just the debt collector but they served him papers for a judicial forclosure claiming he owed them almost double what was remaining on his principal due to back taxes and home insurance payments that I highly doubt they have been paying.

So far ( only 4 months in) it is ok, we have done a couple claims, messed one up my fault , and its hard to explain to provider so we paid that one but will actually be getting reimbursed some.  

Seems long to me, but each area has it's own customs.
