Setting up your tables is pretty critical.  

It's not critical.

The team you build is super critical, someone mentioned trust which is a good way to put it.

Don't Over Rehab- it's easy to want to put in a lot of money or changes to a property in rehab in hopes to get a better ARV, HOWEVER, what's more critical than throwing money at an ARV, is understanding that often times you need only meet comparables in the local market.

One of the big reasons I can see a relationship with a Lender being more critical is if you are leveraged to the hilt and it's risky to lend you money.  

I would have stopped analyzing and started critical path items sooner.

Criticizing you for your success sounds a lot like envy, right?

While to be candid, I do feel like they are doing many things right, I also feel like they are mishandling other very critical things.Does anyone here have a really great property manager or management company to recommend?
