And can you guys recommend me on how to get into the wholesaling game and how to learn (Books, courses, etc....)

I want to buy another one but my credit score recently tanked due to a collections filing from a property I rented.

Of course this could come with some risk. 

I have a partner that has the money to finance it with a really good credit for a loan.

However it can depend on a lot of things like your deductible, your credit, coverage.
