Also broke the rule of buying something that needs easy cosmetic renovations for the first property just to get my feet wet, I just jumped in head first.

I house hacked a single family side by side that is in need of some cosmetic tlc.

Currently the ADU is under market rent and could easily net us an additional $200-$250 a month with some cosmetic updates which will be done when the lease comes up next.  

There just isn't enough spread for it to be worth it at 98k unless it needs just cosmetic.

Obviously, a complete gut job is going to cost more than a simple cosmetic makeover.

Alternatively if you need heart by-pass surgery the month after you retire that is what wealth is for.

The house is made of pure cement and mostly needs cosmetic improvements, appliances and landscaping.
