Involve them and they may require inspections and then help get the tenant out for safety reasons.As I don't have experience in LA or with RSO I can't comment further but if you don't either, I would suggest a lawyer step in and help you get out of this mess.

A defendant like the one you're dealing with will never show....they are called 'uncollectables'....they have no property, often no steady W2 job to garnish wages from......Not to say you shouldn't go ahead with SC court, just be aware of the reality....This is not exactly focused on the thread, Bruce, but I would like to comment on what you've pointed out.

I would rather invest in a fund or if I was buying fractionalized make sure I am in the first position on that fraction and make sure plenty of equity. 5% servicing fee can be pretty stiff as mentioned above others charge much less, just make sure you are using a licensed loan servicer.My only other comment on servicing is understand ALL the costs, some have very low monthly costs but nickel and dime you for EVERYTHING or have extremely high boarding fees.

My other comment is that with upcoming rent adjustments we generally provide way more notice than is required by our leases so people have an opportunity to get used to the idea and we always invite their questions or concerns with some sort of affirmative response that they understand prior to actually submitted the rental increase agreement to them.
