The parents are actually trying to relocate back to the area and really want the house...yes daughter is getting power of attorney to handle transactions BUT they decided that they want to try to secure a mortgage loan now (I have seller under contract to pay her $25,000 and the buyer offered $30,000. 

I have just sent my first "You'll be here soon" email to the first visitor, who will be arriving in two days.We are doing all of our final safety checks, such as adding carbon monoxide detectors to the existing smoke detectors, putting in the child protective outlet covers around the property. 

And another lady in there cutting hair the same day wants me to talk to her about maybe buying her parent's house.There was very similar talk on a recent BP podcast about making sure everyone knows you are in the business.

We needed a home to move out of my parents with our 5yr old daughter and son on the way.

However, my parents have gotten sick of running my grandma's slumlord operation.

It's a simple question but it has been hard to get a straight answer.My parents live off of the cash flow from this property so they are not interested in taking on a standard 30 yr mortgage, as that would effect the cash flow, and thus their livelihood.

Could I ask the daughter (the tenant that moved out) to act as a guarantor if her parents don't meet income requirements?
