I'm more irritated that she did not tell us of her condition - nor did she ever have a walker or a cane or anything that would cause concern when we met with her... otherwise I would have asked if it was going to be an issue.

@Sylvia B.Everything the core 4 have said has been solid the only real struggle has been changing from one agent to another which caused some issues for me.

There are great conventional loan products that have the similar down payment requirements but could be more advantageous cause it will not require a refinance to get rid of mortgage insurance.  

More importantly it's not just the mold that's the issue you have to fix what caused the mold. 

That would be akin to selling your stocks in 2012 after losing your butt for 5 years; which was 5 years shy of the FULL rebound of the stock market to a point about 2x the 2007 highs.Investing in the stock market is not wisely used a short-term investment vehicle and I believe you would be doing yourself a disservice to look up and see the sky falling (due to a very clear cause -- a virus) and dump your depressed stocks so that you could put that money into a (potentially) inflated commodity like investment real estate.   

It will also cause your payoff to be higher as interest is always calculated to the day the existing lender receives the payment and logs it in on your account.

Printing off a generic contract may cause more problems than it solves down the road, for instance what if you unknowingly use a tenant friendly lease, use a contract with a different governing set of laws from your state, or if a contract contains a particular provision that is ambiguous and possibly unenforceable.

So my goal is to buy and sit on a couple of 4plex’s cause I’m not trying to get into commercial property.

There is no question that the fear the virus has caused us resulting people changes their travel plans, but I am not sure that should impact whether you should purchase an STR that I imagine was intended to be a long term investment.

As of right now there is panic in the street caused by the media.
