Changed the carpet out and it did the trick.

Usually carpet and paint falls in that category.We give tenants a move out checklist and instructions for cleaning.

Get the smoke smell out (ozone machine, deep cleaning, painting, carpet shampoo/replacement), fix the place up and get a responsible tenant in there asap, hopefully at a higher rent.

Hello, I have a 2 story home with 1) Hardwood floors in the kitchen that have been neglected and scratched up badly.2) Carpet through the entire house including stairs. 3) Vinyl sheet in the bathrooms.

This included a new roof, windows, siding, refinishing floors, installing carpet, framing out a new bedroom (2 bedroom to 3 bedroom conversion), new cabinets, countertops, converting from well water to city water, new furnace and AC, and many other improvements.

Since there is an approved number already, is it wrong for me to ask for a lesser amount, based on just looking at the pictures it needs some tlc like new carpet and paint. 

If I can do a little Reno/repair, paint, carpet, a few new appliances, and yard clean up and double rents ( which I did in Aug with a 4 plex ), then I am making good cash flow and doing well.  

You will eventually fix things in the rental business, and it is normally better to buy something that needs some paint and carpet than to buy one that is already done.

You need more of a carpet and paint kind of place for your first deal.
