You never know how close you are to gold.

People tend to think of a CPA as just an added cost, but a good CPA is worth their weight in gold and makes you much more money than they cost.

Even FL which so many are holding as a "Gold-Star" example of conservative large populous region, is far FAR more "socialist" in it's operations than a TN, and fact is it HAS TO be because, population and population density. 

You might expect a shingled roof to last ~25 years because the shingle might be rated/warrantied for that period of time, BUT if you monitor and do repairs as they come up it can very well last 30, 35, or even 40 years which to many people sounds crazy but since roofs are expensive those extra years are like gold!

You, sir, get a gold star for this one.  

My suggestion since you want to convey gravitas and how you're doing God's work:Mr XYou are indeed fortunate to be sitting on a gold mine.

Not saying this to be discouraging, just saying the midwest may not be the pot of gold at the end of the rainbow that some may lead you to believe. 

Cash is king, and he with the gold rules.

There is a reason they are the gold standard in the turnkey space.
