Here's what I did, it took a bit of work to set up but every day I get seller only leads contacting me, it's completely automated, and happened totally by accident.

I used to invest a lot in private money notes, and late last year was looking into turnkeys, but am leaving my law firm gig and now all my money is going into my new company (which uses artificial intelligence to automate the drafting of legal document for small real estate syndication/private equity funds!

Ticketing systems are a dime a dozen and tracking this info and sending monthly invoices can easily be automated.  

For my saving I prefer to simply automate money transfers every time I get paid.

From what I understand, craigslist bans ads with html code, software/websites to post for you(automated uploads), and any ad that contains code with postlets.com.  

Learn from other's mistakes and if you're serious about operating STR's and you're not opting to have a co-host, know that it can and almost ALWAYS is a full time job, unless you have an excellent team in place and your automations and tech stack is on point.
