The ideal candidate would 1) be a continual source of deals, 2) able to connect me with investor specific contractors, inspectors, property managers, landlord insurance companies, etc in the local area and 3) make these referrals based on personal use of these individuals services.I already own some investment property, however that property was purchased using the traditional approach.

Account Closed Good point, but you can get around that restriction by simply buying the properties in your own name then putting them into land trust(which avoids due on sale issues) and then assigning those trusts to the individual cells of the Series.

I only use high quality fixtures on any unit that I feel more than a single individual will be living in, flooring is LVP or hardwood, and full plywood cabinets only.
