Hard money lenders work off of numbers, and with an auction it's tricky because you can't access the house until you win in....so you can'y do a super accurate ARV because you can't walk through the property. 

And there are so many flips in both counties that I do not believe anybody can give you an accurate number.Auction Prices: Super inflated/Competitive

I'm not super worried about the headaches.

Darren Hardy has a video on YouTube that I watch monthly called "Super Achievers vs Overachievers" and it has a lot to do with how the top 1% uses their time.

In my area, Zillow home value estimates are not super accurate but the rental estimates are pretty good.Rentometer is nice you just put in the address and number of bedrooms and you get a range of rent for the area.
