Going with hard money or a similar setup could get you in the game much quicker and avoid the problem of having too many chefs in the kitchen (Which is a legitimate issue). 

If you're putting 20% down then you now only have to pay 11k instead of 15k out of pocket.

Hi All,I'm just getting into the real estate game.  

I've been reading books, going to seminars, listening to the bigger pockets podcasts and webinars and it all has helped me so much. 

If you have deep pockets or a partner willing to pony up be prepared to outlay 30-40% of the project cost between down payment, closing, first construction draw, etc... while you wait for inspections and draws from the banks to be processed.
