I spent the next several months paying off my student loans and saving up for a down payment for a duplex or multi-family.  

They are students so they will think of it some time but I haven't had one do this before.    

Student housing and vacation rentals will be higher.

@Dusty CorningThe service that I use doesn't provide a credit score.When I run the reports, I usually see late medical bills, student loans, parking tickets, etc, which I am okay with.

I do have what it takes, but being a full time student (broke) I need to budget some of that $1,000 towards direct mail marketing after obtaining the list, and am looking for other sources.

Also in for an update on the Germantown market like @Cliff Tsang, I purchased a couple of student rentals near Temple earlier in the year and I am considering Germantown next as I like the variety of homes (it does not seem to be block after block of identically laid out rowhomes).

I want to be able to mentor my students to the best of my abilities and so the more knowledge I can share with them the better off they will be.

Situation: I am renting a 4 bedroom apartment in a duplex in a college area and have 4 college students interested in renting it.

Surprisingly, some of my best tenants were a group of students (upper level) who paid their rent in cash 4 months in advance at a time.

We set up a company for liability reasons (college students you know).
