I am a new, and very motivated investor in the Hampton Roads, Virginia region and I am searching high and low for multi-family or small apartment complexes.  

@Dante Goh I didn't hear the podcast but i suspect what was meant by "Control the HOA" is that have enough condos in the complex that you have enough votes to have majority control.My view is you still have risk because of no control over the units owned by others.

@Tony Velez, I bought a 200+ unit apartment complex using direct mail and I was direct to the seller.

Someone that has a single family dwelling doesn't need to carry as much as someone with a 200 unit apartment complex (ie. a massive fire in that complex could result in many injuries or deaths where in a dwelling your exposure (# of people exposed) is limited).

Didn't understand it when it all started, however after spending a many months researching the topic, it is complex and the average person that has another job and is legitimately qualified, has the odds stacked against them for many reasons.

I'm not going to lie though, I"m targeting that field work position (going to auctions, court houses, meeting with clients, ect). 

she is threating me with sending me to court. 

Ultimately I would like to buy and hold, buy and flip properties consisting of single family homes, multi-unit apartment complexes, commercial properties and mobile home communities.

But seeing a 309,734-square-foot office complex in Manhattan Beach, California sell for $96.1 million on Auction.com is definitely a new experience.

Id like to partner up with an experienced commercial investor to possibly purchase apartment complex.
