Working on a rental all day , I get home to sit and relax , I walk downstairs to throw some wood in the woodstove , and squish squish , water all over the floor .

I have just one townhouse that's rented out, and my fear is that while I'm on vacation, something like the water heater will give out, or a pipe bursts.

I had one of my renters call me and say that they had a water pipe to burst but that they had cut the water off.

Because the property is low income and in front of a junior high school, I'm nervous about damage and loitering from kids.

Owner pays water/sewer ($50 mo).The owners are willing to entertain subject to (Sub2) financing.

The garage is fully finished and has tile, finished walls and gas/water hookups.

This prevents things like "the LL said my security deposit would be applied to my last months rent (no your SD is for damages and will be refunded AFTER the last months rent is paid and any repairs are deducted), "the W/D,fridge, stove... are mine not the previous LL's", "I signed for $500/mo rent but the LL said I only had to pay $400 as long as I mow the grass and do the snow removal" ect2) Now you need to know if the LL might have placed higher than market tenants using some sort of a teaser "no SD required" or " free first months rent (but higher than market rent for the remaining lease term)".
