And I think those nicer/better/pricier homes just take longer to move anyway as the buyer pool is so much smaller. 

As much as I try to set appropriate expectations, the amount of risk they're taking never really sits in until there is a surprise and there is so often a surprise.

This is so often what many people do to leap frog their way into more RE.

While i can see the appeal of out of state investing, it is so tough for me to wrap my head around the idea of having 10+ properties just to equal one property in state.

We can present the mold inspector report in court but dislike to give to her the report which we paid for it and she is so demanding.

I ask that because the opening bid is so low.

I think the truth is that it is so hard to find a "good" investor agent.

Or worse, interest rates went back up, so the people who underwrite to cash on cash won't pay as much, but you see their cap rates from 6 months ago and think that's where the market is, so you overpay.
