It would have been cheaper to buy him a bus ticket to the town of his choice, give him some cash for his vacation and bid him farewell....although from the sounds of it, this guy would have preferred to continue on right where he was...there is often no way to reason with mental illness, drugs or just plain stupidity.

@Adam F yeah definitely was NOT on my career choice list. not hard feelings for my dad as he was doing what he could to take care of his family, but I would never take a job I had to be away like that unless it was last option.

Around 400 inspections as per year as well.I am buying this home as a rental for the next 3 years (we will be moving there once I get the job transfer), but since I am purchasing this long-distance, I am a little worried about making the right choice on this.Who would you pick?

You do not want to invest actively in (1), or even make a passive investment in an operating business, or you will hit the UBIT tax (steeply progressive, uses trust tax tables, and hits 39.6% at less than $12k of annual income) Here is a paper on ROBS, though I assume you are just wanting to invest passively (rentals, notes, loans) and a Solo 401k is probably sufficient.
