I always tell investors to work with someone who has developed relationships with contractors and obviously utilize who they recommend.

I have ran the numbers at fully rented with guess on utilities cause it’s “all bills paid” the rent also hasn’t been raised in 10 years.

- Why don't you know your estimated utilities?

Creating the equity by fixing up the property to a better class or increasing cash flow by utilizing creative investment. 

The utilities are private (Well and Septic).

A utility trailer is not a vehicle. 

If for the next property after that you need a low down payment option, then you will need to utilize FHA again.

It’s especially great to hear what people are doing or seeing in the Charlotte market in particular, as I’m relatively new to the area and have only utilized MLS and other third parties thus far.
