Another thing I did when I started out was, I would call the local police department and ask to speak with the Sgt. and I would them this question: "If it were your son or daughter buying this property, would you be OK with the area?"

I would be skeptical of the numbers, more specially proforma #'s.If you do your homework, get actual #'s on income, expenses, repair history, demographic information, type of market, cap rate, cash flow, NOI, ROI, total ROI etc... and it meets your investment guidelines there is no skepticism involved.

He said he would do it for me in the evenings and weekends with his dad and son to save me some money.

I drove through Moosomin with my son three years ago on our way from a family reunion on Kenosee Lake, but it's been years since I've really been there.

My son is in the Navy, he is getting married and moving to Jacksonville.

I advised my two sons that if they go into dentistry, that they should specialize rather than be a general practitioner.That being said, dentistry has been very good to me. 

My son is relocating to Jacksonville, FL and will be there for a couple of years.
