Our orignal agreement states that I'm responsible for repairs simply because I didn't want them breaking something then going out and paying for it themselves to in-turn try to negoitate rent for repairs.

It certainly beats the crap out of working an additionl 40 hrs/week to gain overtime salary.Maybe it's more like this-- it's better ROI to put your cash in a money market account than keep it under your mattress; but it's better to put it into an index fund than a money market; better still to select a prize-winning stock; better still to correctly pick hedge funds/explosive growth companies, etc., etc.

A property could have very costly damage that you cannot simply see with the naked eye.All the above are certainly things to watch out for.

Since the exchange is simply a way to postpone tax on a gain, and you have no gain, it would be pointless anyway.Also, you can't exchange your residence, it's your residence.

not sure.I then come in and bid on the same certificate for 14%... if you don't go lower, i win the bid. i am then guaranteed 14% on my investment when it's time to collect.hope this helpsAD 2005
