I think the key person to notify would be the seller (or the seller's agent).

I second everything that's been shared so far.

I can tell you from personal experience that Oklahoma is a great place to own properties.

Being able to work with different personalities.

That way I also know that it went to the correct person. 

Personally I prefer more classic look in a room, with an upscale touch, but not so upscale that is too formal and stiff.

That will give you an up-close-and-personal look and give you insight into how to (and perhaps how not to) do deals.

I haven't done any skip tracing really.. but I you look at all of those sites like been verified, spokeo, etc... you can tell there is a ton of information out there tied to every person, people with the same names in same cities... multiple people tied to different addresses..etc...
