If so, you want to recalculate based on the sale rather than existing cost.  

My understanding is that the contract for deed has the same due on sale clause risks as a subject-to, and gives me less legal protections.

Hello BP -  I have my Purchase Sale Agreement ready for my wholesales, but do I need to provide an an Assignment Agreement as well at my title agency for the end buyer, or he will provide with one?

I am using a new lawyer for a Short Sale we are under contract for at the moment.

Always remember to do the math analysis and try to look at the subject property or at least have a clause in the sales contract that will allow you to inspect the subject property and possibly back out of the deal without a penalty that will hurt you.Do not try to do everything yourself.
