At my old job we worked on steam systems that were so old they were converted from coal to oil to gas and still ran pretty well with no leaks.Usually what kills a steam boiler is dry firing, running without any water in it and that can be caused by something as simple as a clogged return and low water cut off that isnt functioning right.

Others prefer to put their 20% down and buy a fully rehabbed functioning property that they have to do minimal work on.

I take it a step further and run a function that actually counts the appearances of the email.

I'm not necessarily looking for someone to explain which route to explore, I am sure it's well covered with a search function.

It also helps with managing the deal after you have it underway along with your investor relations function. 

That said, my houses I define as "clean, safe, and functional."  

I also think on of the functions of the Tax Collector to raise the most funds for the County in a legally permissible fashion. 

One complication is how to handle the utilities: since you will have people rotating in and out regularly, I would recommend keeping the utilities in your name and renting it out as "utilities included".
