Aloha,A decent quality of LVP will certainly outlast carpet, particularly if you generally get a solid color carpet that rarely will hide any staining, vs. a multi-colored carpet that will hide many stains.

@Preston Loveland I'm also in SLC, and I'm fairly familiar with Rose Park...your price seems reasonable for a 3/2  A to B+ unit in Rose Park, so I think there are probably other factors at play...Since it's a 3 br, most potential tenants are probably families...and most families probably don't want to live above their landlord.As @Nathan Gesner mentioned, 3/2 is tight for 1k sq ft (which would also turn off most families).

Frank tends to run a very similar "back of the napkin" formula as I do, and I would only add a few items that could give more color to what he has shared.If you can get clarity on what the cap rate should be in the market from a broker who is familiar with the market, that would help you narrow down the range of pricing.
