The Federal Reserve wants inflation.

I personally hold about $5K per property in reserves. 

I can buy two more with cash on hand, not counting reserves.

(both are less debt service, HOA"s, property mgmt, reserves, taxes, insurance, etc) Cash Flow/numbers on both seem to make complete sense.  

Most banks if you have good preforming loans and significant reserves they will keep working with you.

There is the risk that a smaller player like myself would have with going all in and not having the large reserves that one really should have to be in larger multis if/ when the economy tanks.There was a commercial guy that gave a very convincing scenario about buying units and how even under bad circumstances you would be ahead so the bigger players should win in the end.

I recommend, however, that you contact a lawyer in your area to confirm what your legal options are there.

(E) "Legal description" means a description of the property by metes and bounds or lot numbers of a recorded plat including a description of any portion of the property subject to an easement or reservation, if any.

Because of that they'll want to see more down payment and cash reserves. 

Roof and Plumbing...I don't have the cash or the reserves to bring the house down to studs and really correct the problem with plumbing.
