You could likely self manage, but you'd want a representative there. 

If I don’t hear from you in the next 10 minutes, I will assume you aren’t attending and I will move on to my next appointment.Using this system as dramatically reduced any wasted time I used to endure as part of the showing process as well as giving me data about their timeliness/responsiveness/respect for others' time.At the showing, I collect their completed application (sent via PDF prior or filled out on premises), scan their photo ID and last 2 pay stubs.Then, I do some digging around online (social media, court records, Google) and if it looks like they are representing themselves to me accurately, I contact them to set up a "contract to hold" meeting - usually the day after the showing since qualified applicants need to be "closed" ASAP.

(I'm working with him on my first wholesale deal right now—he helped me draft the P&S agreement and assignment of contract agreement and is representing me through the closing to make sure all goes smoothly.)

Industry is strong, with a diversified economic base - tech, insurance, apparel, banking, e-comm fulfillment are all represented.

When I represent an investor, what would make me a great agent for you?

When looking for a lender I received a referral from a local successful investor within my market.After reaching out to the lender he messaged back and he said he could also represent me as my agent.At first thought to a new RE Investor like myself, this sounds great.

Once the court is satisfied that all potential interested parties have been given a chance to make any claims they feel they have, and the paperwork is filed properly the probate court will allow a sale via a court order than can be exercised by the person or persons representing the estate.  

You might be better off having an experienced agent who is also an investor represent you.
