Regional banks usually have better programs of 25 year amort. and 7 to 10 year loan term instead of 5 year loans from local banks.Even if you find long term funding the rate is usually much higher reducing your spread between debt and cap rate purchase.

Most banks don't even look at loans under $100,000, maybe regional or local banks might.So just find some deals, and then worry about price threshold
