So I was trying to find a category specifically dedicated to “owner financing” but couldn’t find it.Who out there has any suggestions as to how to go about putting in an offer/speaking to the owner of a property you know is going to hit the market soon but hasn’t yet?

you need to build a thought leadership platform, have a professional credibility package about you and what you do,  you could write a book or a special report about investing in the asset class you are looking at.   

I've seen a post on a social media platform with a company culture slogan that expresses "don't be a dick"; the truth of the post can be argued but the sentiment is true, personally as well as professionally :-)
