Based on my very limited understanding I would want to leverage my first time home buyer to buy at least a duplex though i would really like to get my hand into a triplex to increase the cash flow while living in 1 unit for a year (lot of tricks and tips here to not have to live in there for a full year which i would like to learn more as well) and lease out other unit(s).

My question is, to finance my first property, should I finance it under an FHA and live in one of the units for the year?

I want it to be easy to use for guests, and allow me to set it remotely when the unit is vacant.

Hey @Franco Carollo 👋🏽If you're goal is to acquire rental properties for long-term growth, you should consider a house-hack with 3.5% FHA or 5% conventional financing where you can live in one unit and rent out the others and repeat as often as you can to build your portfolio.

Nothing major Mike,Just bought this commercial for pennies.Needs around $50,000 and will be a duplex.Washington Local.Easily $650pm per unit if not higher.Can't go wrong even tho it's on main road and factories close.Thanks 

We believe we can build for 200k a unit (very inflated number, most likely lower but using a conservative estimate).

Hello everyone,I bought my 4 unit building for $175,000, Saint John NB, in 2019 I could sell it now for $450,000.

Run  some 220V wiring in pvc underground (licensed electrician) to power a good pump if you have space/amperage reserve in your electrical panel. 220V requires less current to run than a 120V for the same power, so it's more efficient.This guy has a lot of good videos on diy yard drainage systems.
